We engaged Chris to help us with our Building & Pest inspection for a property in New Norfolk. We found him easy to deal with and very knowledgeable. He found and explained us the issues that existed plus also helped with finding the relevant trades who could quote for fixing them. Our sales agent was a little bit annoyed finding out he'd be the one who'll be inspecting as he mentioned he's one of the strictest inspector ls in town. Acted for the buyer. Arrived 3 hours late after the agreed time with a hang over on his way to go mountain bike riding. States in the preamble of his 90 page report that he is not qualified to assess if a material is cement fibre or asbestos but labelled everything as asbestos. Noted the recirculating kitchen exhaust fan as defective for no duct. Gave the house on the top of the hill a poor drainage rating. Identified a 3 metre section of fence that the neighbour was repairing after he damaged it as a major structural defective. Then mentioned it again as minor defect just to beef up the report. Report moiture in a window frame of a room that had a vapouriser actively running. 80 plus year old wood shed reported as the roof trusses to far apart. Took pictures of 3 nails on a section of roof that had been left behind when the nails were replaced with screws and said that nails were missing and Identified the roof section as defective because the iron sheets overlapped (how else do you fit them). Stated that flashing was required to be fitted to a open verandah but the plumber and builder I called to quote both shook their heads and asked what  is wrong with it Thanks to your report that wrote to help the buyer pull out after 2 previous favorable reports (buyer stated not enough pictures) i was able to get 20k more.
